In 2024, we completed a major project for Brookfield and Arcadia at 52 Goulburn Street, right next door to our head office in World Square, Sydney. Following the departure of a long-term tenant, the client required a comprehensive asset repositioning.

This scope of this project included a make-good of to all the existing floors and façade works to both Goulburn and Pitt Street entrances. Beyond this, they aimed to incorporate new features and refurbishments and connect the lobby of the building to World Square by building a new entrance. The transformation was designed to prepare Brookfield and Arcadia to welcome the next generation of tenants and seamlessly interconnect them with the World Square community.

As tenants of World Square ourselves, we leveraged our first-hand knowledge of the precinct to deliver a successful project. Navigating the complexities of this unique precinct—characterised by multiple access points and various landowners—our team effectively managed the challenges and ensured seamless delivery.

The refurbishment introduced state-of-the-art facilities designed to elevate the building’s appeal. Key upgrades included the addition of premium end-of-trip (EOT) facilities, bike storage, a wellness room, and a fully reimagined lobby featuring a new Pitt Street entrance with integrated café space. Modernised elevators with destination control systems were installed, along with future-proofed EV infrastructure supported by tailored fire protection measures. Bathrooms were either newly built or refurbished on every level, while drainage, security systems, and the Building Management System (BMS) were all comprehensively upgraded. The  Integrated Communication Network (ICN) was also enhanced to support seamless communication and operations across the building.

With sustainability at its core, the project adhered to circular economy principles by prioritising material reuse and minimising waste disposed via landfill, exceeding 90% of project waste being diverted away from landfill.

We are also proud to highlight our commitment to social procurement, with over 3% of the project’s total spend sourced through First Nations suppliers. In partnership with Brookfield, we also raised over $23K for the Property Industry Foundation working with our trades, MPA donation match, and Hard Hat Day celebration. We also sourced our catering from Two Good Co. for Hard Hat Day and the smoking ceremony event.

With its refreshed façade, modernised interiors, and thoughtful design based on wayfinding analysis, 52 Goulburn Street has been revitalised and more effectively connected with World Square. We are thrilled to have transformed this building into a vibrant, sustainable, and highly functional space ready to meet the needs of future tenants.
