Poly Centre Spec Suites

We recently delivered premium speculative suites and a shared amenity precinct across Levels 13 and 14 of the Poly Centre at 210–220 George Street, a commercial tower in Sydney’s northern CBD.

The project was designed to provide prospective tenants with turnkey, high-quality workplace options while enhancing the building’s overall offering.

We had extensive experience within the tower and strong working relationships with existing Poly Centre occupants, having previously completed their workplaces, including Transurban, UNSW CBD Campus, and a global consumer goods company.

The client’s brief required flexible, contemporary suites that responded to evolving workplace expectations while maintaining the building’s quality standards. Level 13 was completed as a full speculative suite, while Level 14 delivered a half-floor suite supported by a shared amenity zone featuring conference rooms, a kitchenette and an event space. An existing void between the floors, originally intended for interconnecting stairs before the split of the suites, now serves as a central architectural feature light and creates a sense of openness and visual connection between different areas.

Delivered under a tight program, the construction required careful sequencing and technical ingenuity. With a tenant occupying the floor below, including a double-height ceiling, traditional underslung building services were not feasible. The team utilised floor ramps to achieve required service pathways without penetrating the slab, preserving structural integrity and minimising disruption.

To support the shared amenity model, MPA collaborated closely with CBRE to integrate access technology into the operable walls, enabling tenants to book, secure and verify use of the shared spaces with ease. Throughout the project, the team coordinated access for leasing agents and potential tenants, ensuring the building’s leasing program could continue uninterrupted.

Sustainability principles were embedded throughout, including the reuse of existing base-building elements and a proactive waste management and recycling approach.

The result is a sophisticated, efficient and flexible pair of suites and shared amenities that showcase the strengths of the Poly Centre, a modern workplace environment designed to meet the needs of a diverse tenant market.
