How Third Spaces are truly Bringing Work to Life
Ever felt like you needed a change of scenery from your desk, but didn't want to leave your workplace entirely? That's precisely why third spaces are becoming so vital in modern commercial buildings.
A third space serves as a vibrant social hub, distinct from home and traditional offices. These areas cultivate community and interaction among employees, tenants, and visitors, seamlessly blending work and life. Incorporating elements of hospitality, such spaces promote collaboration, relaxation, and creativity—think comfortable lobby seating, inviting cafés, and adaptable co-working environments.
At MPA, we've been at the forefront of creating these dynamic environments. Our recent projects showcase how thoughtful design can transform commercial buildings into communities.
83 Clarence Street
Our work at 83 Clarence Street introduced a reimagined Lobby that set a new standard in arrival.
As the first touchpoint within the building, the entry sets the tone for everything that follows. A considered blend of bespoke furniture, refined material selections, and ambient lighting creates a warm, professional atmosphere, offering both aesthetic impact and intuitive function.

10 Barrack Street - Lobby & EoT
At AXA building on Barrack Street in Sydney we developed a Lobby and ‘end of trip’ facilities that create an ideal space that not only improved the functionality of common spaces but transformed the tenant visitor experience as well.
The lobby works included large, glazed façade panels reaching up to level two, feature acoustic ceiling panels as well as feature stone slabs to the lift core.

255 George Street
MPA completed the building refurbishment of the iconic 255 George Street, Sydney, creating a renewed destination and experience for its tenants.
The new common spaces offered at 255 George Street, Sydney were created with wellbeing and a sense of belonging in mind. As part of the overall repositioning of this asset, we were engaged to create multipurpose spaces that would enhance the experience for new and existing tenants.
The lobby has been transformed to include an impressive focus library, creating a space to work and connect. The fusion of high-end finishes including spotted gum timber flooring, solid oak joinery, Italian Calacatta marble and natural Bedonia stone flooring, seamlessly work together to create a unique and inviting space.

101 Collins Street RISE
101 Collins Street engaged us to construct their new full service holistic wellness centre called RISE, for tenants to enjoy.
The space includes two hot yoga and TRX studios with four consulting suites, all displaying bespoke finishes and joinery details. The level-six outdoor courtyard connects to the Wellness Centre via two newly formed structural penetrations and 3D self-supporting glazed skylights. The existing carpark slab had to be reinforced to accommodate the additional weight of the new space.
