Hitting the suite spot: Creating workplaces tenants want to call home

We recently returned to partner with Dexus to complete two speculative suites in Melbourne—building on the success of a project delivered for them last year.
Spec suites are more than just fitouts—they’re a tangible invitation. A well-designed and built space can speak directly to a prospective tenant in a way no brochure or walkthrough video ever could. And when it's done right, it tells the story of what work can look like.
On Level 22, we delivered a clever subdivision, splitting one floor into two tenancies. On Level 11, we completed a quarter-floor spec suite, each space tailored with tenant appeal in mind.
To drive value for our client, we reused existing partitions wherever possible—minimising costs, shortening the program, and delivering a more sustainable build. But reimagining an existing space comes with its challenges. Making something old feel new requires careful attention to every detail—matching trims, shadow lines, top tracks, and finishes—to create a seamless aesthetic and experience.
Meeting rooms were retained but upgraded with fresh acoustic panelling and integrated AV to elevate functionality. Breakout spaces were made to feel warm and homely, featuring cost-effective yet considered finishes, exposed ceilings, and inviting materials. Sit-to-stand desks add flexibility and functionality.
Throughout the project, we worked closely with Dexus to manage key complexities, particularly during tenancy splits, which required coordinated power shutdowns and constant, transparent communication to ensure smooth delivery.
