At Parkline Place – a new premium commercial office tower designed by Foster + Partners and developed by Investa, that sits atop Sydney Metro’s Gadigal Station – we delivered three speculative fitouts, including Investa’s Building Management Office and Foster + Partners’ new studio.

Parkline Place Speculative Suites

Each of the three speculative fitouts, designed by Hammond Studio, draws inspiration from the iconic landmarks surrounding Parkline Place. One reflects the premium, formal character of the Royal Botanic Gardens, another references Town Hall and the future Town Hall Square, and a third blends cues from both the QVB and Tumbalong Park.

Our role was to translate that design intent into desirable speculative suites for future tenants.

From a construction perspective, the project stood out for its complexity and approach. With Foster + Partners’ new design studio being built on the same floor, we implemented a staged handover strategy – prioritising the Foster + Partners studio space to enable an early move-in and occupation, while continuing work across the remainder of the floor.

Delivery of all three speculative suites within a live, occupied environment required meticulous planning and execution. High-end finishes and intricate design were achieved with minimal tenant disruption through careful sequencing, clear communication, and flexibility – particularly when integrating building services such as stair pressurisation.

Across the three speculative suites, we balanced multiple distinct design schemes, each with its own furniture and finish palettes, while maintaining continuity of delivery. By staying true to the design intent and close collaboration with all stakeholders, we were able to deliver a suite of workplaces that not only reflect Hammond’s vision and celebrate Sydney’s iconic landmarks, but also provide Investa with functional, inspiring spaces ready for lease.
