255 Pitt Street - IFM Investors Speculative Suite

On level 14, we created a speculative suite that would feel high-end, distinctive, and operationally efficient, attracting premium tenants.

We were engaged following a competitive tender process, selected in part for our successful collaborations with the consultant team and the client, IFM Investors. 

Speculative suites need to appeal to a variety of prospective tenants while remaining flexible and adaptable. This speculative suite, leased to the fintech Humm Group, was designed to be versatile, offering a large, open-plan workplace capable of accommodating diverse tenant needs. The space needed to support hybrid working models, collaborative zones, and flexible meeting areas, all while maintaining a cohesive, premium aesthetic. 

 During the project, the space was leased, so we worked closely with the tenant, keeping them actively engaged throughout the build and adapting the design to meet their requirements. We supported leasing inspections, provided guidance on potential tenant modifications, and refined layouts to incorporate large, flexible meeting rooms with operable walls.  

High-specification elements, including substantial joinery, hybrid timber flooring and feature ceilings, were seamlessly integrated to maintain the integrity of the design while enhancing functionality. This collaborative approach ensured the space remained adaptable, high-performing and aligned with both tenant needs and the original architectural intent. 

With our deep understanding of tenant workplace needs, combined with our experience delivering speculative suites and creating value for landlords, we were well placed to deliver a space that resonates, balancing the priorities of both tenant and landlord.
