We were engaged to deliver Dexus’s flagship “Forever Fitout” at 1 Bligh Street, a modular, low-carbon workplace solution designed to challenge traditional office fitouts and speculative suites, setting a new benchmark in the property industry for flexibility and sustainability.

Dexus Forever Fitout

Designed to be configured as a single full-floor tenancy or subdivided into up to four separate tenancies, this fitout has been purpose-built for longevity. With adaptability at its core, the Forever Fitout is designed to evolve with tenant needs and be re-leased time and time again, reducing waste while maximising long-term value. 

At the core of the model is a shift away from the traditional make-good cycle that has long defined the office leasing process. Instead of undertaking costly strip-outs and reconstructions at the end of each lease, the Forever Fitout uses durable, high-quality elements that can be easily rearranged to suit new tenants. 

As the first of its kind, early contractor input was critical; we were able to investigate several site conditions, providing strategic advice on buildability, construction methodologies and material selection to ensure the concept translated seamlessly into a practical, deliverable outcome.  

Developed in collaboration with Dexus and Woods Bagot, the project was conceived as a future-ready model that could be adapted, scaled and replicated across multiple assets.  

We were selected for our proven experience building modular workplace solutions alongside Woods Bagot, as well as our continued relationship with Dexus. Our existing relationship with the tenant, Clean Energy Finance Corporation (CEFC), further strengthened our ability to tailor the space to specific operational needs while maintaining the broader ‘Forever’ framework envisioned by Dexus. 

This project trail-blazed sustainable innovations in more ways than one. The fitout is the first to achieve 5-star Green Star certification under the new GBCA Fitout tool as part of Early Pilot Program. The approach prioritised durable, high-quality furniture designed for refurbishment and reuse, reduced base-building impacts, and a modular system that supports circular economy principles by allowing future reconfiguration rather than replacement. 

The finished space offers a timeless aesthetic, flexible, adaptable and built to last. As the flagship Forever Fitout, the project has since informed further rollouts, including a subsequent commission we are currently building in Melbourne.
